Genito/288 Special Focus Area
Community Meeting - Tuesday, July 12, 2022
Chesterfield needs your help to ensure the Genito/288 Special Focus Area Plan guides the future of the Genito/288 area and is supported by the community.
Planning will host an open house community meeting to share draft recommendations from the Genito/288 Special Focus Area Plan on Tuesday, July 12 from 4:30-7:30 p.m. at Clover Hill High School (13301 Kelly Green Lane, Midlothian, VA 23112). The meeting format is designed to allow you to come and go as you please, with no formal presentation. County staff will be available at the meeting to answer any questions or concerns you may have, as well as to record your comments and ideas regarding the draft plan. A draft plan document will be posted by the end of July for community review and additional input.
In 2021, Chesterfield County initiated a special focus area (SFA) study for the Genito/288 corridor in the Clover Hill Magisterial District. A SFA is a long-range plan providing detailed development guidance to areas undergoing or having a high potential for change – relying more heavily on strategies for the redevelopment of key properties through detailed design guidelines and placemaking. Special focus areas are a component of the countywide Comprehensive Plan (PDF).

Future of the Southside Speedway Site
There are several key properties within the Genito/288 corridor SFA, including the Southside Speedway. During the Wednesday, June 23, 2021, meeting of the Chesterfield County Board of Supervisors, the transfer of funds to the Chesterfield County Economic Development Authority (EDA) to purchase the former Southside Speedway property at the intersection of Genito Road and Oak Lake Boulevard was approved.
The 47.1-acre property, which consists of three parcels straddling Genito Road, is currently zoned for general business (C-5) uses, which allows for the most intense commercial uses such as: automobile repair, heavy equipment rental, RV sales and rental, manufactured home sales, building materials sales yard, shed and carport sales, self-storage facility, recycling center, and warehousing.
With plans to launch the Genito/288 SFA underway, the county has an extraordinary opportunity to engage the public on the future use of former Southside Speedway site – specifically while taking a broader look at the surrounding area.
With Southside Speedway’s proximity to River City Sportsplex, which has become a national sports tourism draw for Chesterfield and the greater metro Richmond region, leaders want to hear from the public about ways to enhance the area and maximize the experience of both county residents and visitors to the sportsplex.
